Here are few reminders to help with the upkeep of your home.

- Rain Rain Go Away - Earth and mulch around foundations should be graded so that water flows freely away from the foundation to reduce the potential for water in the basement.

- Fertilize - Its time to put Scotts Summer Fertilizer on your lawn.

- Save energy - vacuum under and behind the refrigerator at the coils to make it run more efficiently.

- Caulk your exterior trim - If you see any cracks in your trim or siding, make sure to caulk and paint it. You do not want the wood to rot.

- Clean your vents - Dryer vents, return air vents, duct work vents.

-Seal air leaks - Keep the hot summer air out of your home and the cooled air in. Seal ductwork and insulate the ducts in areas such as the attic, unfinished basement and garage. Make sure that vents and registers that meet floors, walls and ceilings in your home are well sealed.

- Replace your HVAC filter - Don't forget to be changing your filter once a month.

HVAC Maintenance 101: How To Keep Your Heating And Cooling Systems Operating Properly

You generally operate your HVAC systems two seasons out of the year, in the winter and in the summer. This means you’ll need to spend the spring and fall getting your heating and cooling systems repaired and serviced. While you should call professionals to come to your house to perform HVAC services, you’ll also need to do some of the more routine maintenance yourself.

In this article, HomeGuide 411 walks you through all the steps you need to know in order to keep your HVAC systems maintained and operating at peak efficiency. Don’t worry, you don’t need to be an expert to care for your HVAC systems. All you need to know is where it’s located, the location of your air ducts, and where to find the air filter.

When To Call An HVAC Specialist
Generally, home owners will have a HVAC professional come out in the spring or fall to conduct routine maintenance and get the systems ready for both the summer and winter months (the cooling and heating seasons). The problem is a lot can happen between that visit and the season two-thirds of a year away.

Therefore, it’s suggested you have a specialist come to your house in the spring, to prepare for the summer, and then again in the fall, to prepare for the winter. Yes, it’s more expensive that way, but it will be better for your HVAC systems, and for your family, in the long run. Some companies that sell and install HVAC systems might try to persuade you to sign up for a more frequent maintenance schedule. Resist their sales pitches as twice a year, one for each HVAC system, is really all you need.

When you call a HVAC professional know the make and model of your unit, when it was last serviced (if at all), and the size of your home. The size of your HVAC and your house go hand-in-hand. It’s not uncommon to have heating and cooling units that are too large or too small for a home. The service technician will need to know all that information before visiting. Finally, make sure you get a bid. Obviously, the price may increase depending on what the technician finds while servicing your HVAC system, but before they come to your house you should have some idea of what it’s going to cost.

Change Air Filters
Every month during peak use it’s recommended that you change or clean your HVAC air filter. Replacing them is quite easy but it will cost you. Most HVAC specialists recommend you use electrostatic filters and that you purchase several at a time so you always have a backup in case you need one.

Outdoor HVAC Maintenance
Having your HVAC system checked by a professional and cleaning or replacing the air filter every month are the two most important maintenance steps you can perform. However, there are a few more things you should do if you have an outdoor air conditioning or heat pump unit.

Throughout the year, routinely check your outside units and remove any leaves, twigs, or yard debris that may have accumulated. In the summer, when you mow your lawn, refrain from shooting grass clippings at your intake grill. You’ll also want a two-foot perimeter around your unit that is free of vegetation.

To make your outdoor intake fan up to ten percent more efficient, keep it in the shade during the summer months. Shaded air can be up to six degrees cooler than the air out in the open and that makes a huge difference.

Check Your Duct Work
An expert from a reputable Maine HVAC service company always reminds her customers to inspect their air ducts as often as possible. A disconnected, crushed, or punctured air duct can greatly reduce efficiency and cost homeowners lots of money. During your inspection, also check for drafty seals and loss of insulation. If you happen to find either one of those problems get them fixed right away. It will make your HVAC systems operate more efficiently and cut down on your energy costs.

A repairman will definitely do all this while he or she is at your home, but it’s still a good idea to occasionally inspect your air ducts since damage can occur between maintenance checks.

Replacing A Blade
A repairman can replace a fan blade in the off season, but if happens in the middle of a cold spell or a heat wave you might have to do it yourself. Unfortunately, if a blade becomes bent you’ll need to replace it. You can’t straighten out a blade because it will ultimately be unbalanced and an unbalanced blade will do damage to your fan motor. When replacing a fan blade turn the unit off and the breaker supplying it power. We don’t want you to get shocked.
