Would you like to find your home, but you're not quite ready to buy? A lease with a right to purchase program may be a good fit for you!

This program allows you to 1) Find the house you want to live in now, 2) move in, and 3) if you’re ready within five years of the initial move-in, purchase the house.
Your monthly rent is not applied to the cost of the home, but the agreement ensures you have first dibs on the property should you decide to buy it within five years (Unless you’re in Texas, where it’s three). The right to purchase does not obligate you to buy the home, but if you do decide to buy, you can begin the process at any time in the five-year window.

Step 1: You apply for the program and obtain approval 

There are many reasons people go the route of leasing with a right to purchase program: You may be repairing your credit, relocating, a first-time home buyer, or simply concerned about the current housing market. 

If you think this program may be a good fit for you, you can get the approval process going online and receive a decision within two days.

First, there are a few requirements:
  • At least 18 years of age
  • Annual income of at least $50,000
  • Stable employment
  • No history of eviction and no pending bankruptcy
  • Acceptable criminal history (Every person in the household will subject to a background check)
If you meet these requirements, you must provide proof of income, verify you can pay for two months’ rent and submit a $75 application fee. This information will be evaluated to reflect household rent-to-income and debt-to-income ratios, rental and housing history, and FICO scores. 

Step 2: You pick your home

If you’re approved, here comes the fun part of picking your home using the program’s online system. 

The home you pick needs to fall within the following criteria, and you’ll be working with a real estate agent to help you: 

  • It must be in a  community approved by the program (based on a variety of factors including high school attendance rates and any nearby features that may negatively impair a property’s value)
  • The listing price must be between $100,000 and $500,000
  • It must have a minimum of two bedrooms and lot of three acres or less
  • A single-family home or fee-simple townhome
  • A traditional or bank-owned property
For each home you view, you’ll be provided with some very helpful numbers: 1) What you’ll pay in rent for year one, year two, etc. and 2) What the home will cost to purchase in year one, year two, etc..

Once you’ve picked your home, our agent will submit your property for review. If your home is approved (You'll receive an answer within 4-6 hours) you’ll be provided with a schedule of rent and purchase prices for each lease term. NOTE: The rent increases by 3.75% each year, and the purchase price of the home increases by 3.5% each year. 

If you agree to the terms, it’s time to start packing! The program will pay for a complete home inspection, and you’ll need to provide the first month’s rent (pro-rated depending on move-in), and a two-month deposit. 

Step 3: The last step of the process is buying your home.  Once you've moved in, you can buy the home at any time. 

A few things to keep in mind: 
  • You are required to rent for a minimum of one year, but can move out after a one-year lease term without penalty
  • You may renew your lease for a total of five years but no more.
  • The total move-in process can take up to two months: This includes the time required for the program to buy the home on your behalf, and inspect the home
  • You must have an Experian credit score of 525 or above
  • The program does not provide you with a mortgage, and makes no guarantees that you will be able to obtain a mortgage

We love living in Herndon. The historic part of Herndon where the WO&D trail comes through is used for walking, biking and running. We enjoy visiting the Reston Town Center during the evening for dinner, a movie, happy hour, and/or ice skating. The spring and fall seasons also provide excellent opportunities for attending free concerts in Herndon (Friday Night Live) or at the Reston Town Center. The best part is being able to ride a bicycle to these events, alleviating the aspect of finding a parking place. Some of the best restaurants with a great atmosphere can be found at the Reston Town Center which include: Clydes, Jackson, and American Tap Room. They are only a bike ride away. 


We love our neighborhood even more. We like the fact that it is the epicenter for doing basically everything you need to do without having to drive too far. The people in the community are especially nice.  We love living in a condo environment so that we can spend more time for fun and less time on doing yard and building maintenance. The overall layout and location of the condo makes living here very convenient for access to the external part of the community.

Seller Says!
We think living in Fairfax is great.  We’re close to just about everything and have easy access to the Metro, which makes heading into DC very easy.  There are multiple parks throughout the county with extensive hiking and biking trails.  Public transportation gives us multiple commute options too.

We specifically love our neighborhood, Penderbrook. We’ve greatly enjoyed the health facilities available to us.  The smaller pool in the condo complex is nice for smaller kids who don’t need much space.  The larger pool down by the golf course allows for larger gatherings and is still very kid friendly.  All the available gym facilities are also excellent along with the classes offered at the golf course gym.  When management added the playground across the parking lot from our unit, it was just another added benefit for the kids.  Being close to the movie theaters is another added plus. We also have a lot of options outside of the complex. We love local eateries such as Espositos, Arties, Red Robin, Otani’s and TGI Fridays.
Furthermore, we bought this home because of the trees outside the back windows.  This privacy was the key selling point for us.  We like the top floor because of the vaulted ceilings and minimal noise from the neighbors.  Our previous apartment was on the 1st floor and we hated the noise coming through our ceiling.  We also like the fact that you can walk to the local shopping centers and Fair Oaks Mall quite easily.  Across West Ox, there’s a park trail that you can walk to get to the Harris Teeter shopping center just down route 50.

9 Little Things That Can Make or Break Your Home Purchase


When it comes to buying a home, we always think about the big things: sales price, location, mortgage qualification. But it's often the little things that rise up to make living in that home a great joy or a huge letdown. 

Your welcome to the neighborhood
 
There are neighbors who bring warm cookies to welcome you to the neighborhood and then there are the Homeowners' Associations that welcome you with a stern warning to move your storage unit immediately even though it's only been in your driveway for a few hours and you haven't even arrived from your cross-country drive (true story).

The friendliness of your neighbors
 
Beyond your initial impression, is living in your neighborhood going to give you the kind of lifestyle you want? In many cases, you won't know until after you've moved in. Spending some time there and getting to know your potential neighbors/asking questions before you purchase may give you the info you need. 

Where to put the dog bowl
 
Does it seem like a frivolous thing to be considering when buying a home? Only until you move in and realize there's nowhere to put the food and water bowls that won't end up spilled, kicked over, or constantly in the way.
Think about it in terms of a car purchase. You might not notice the number/placement of drink holders in the new car you're buying, but you're sure going to notice how lacking they are when you're driving a car full of people around in the 100-degree summer and there's nowhere to put your Big Gulps. When your pets are a part of your life, considering where they will graze (and sleep and run) may help you make the best decision. 

Closet space
 
Closet space isn't necessarily a small thing (for many of us, it's an absolute necessity!). But, it can also be one of those things that is easily overlooked when seduced by a big kitchen or a pool in the yard. If the closet space seems like it may be a problem when you tour the house, it most likely will be a problem when you're living in the house. 

Placement of the laundry
  
Is it a deal breaker if your laundry room is downstairs and the bedrooms are upstairs? Probably not, but it does make things more challenging. If you're trying to decide between a couple of homes, this may be one of the little things that helps you finalize your decision.

Commute time to and from work 
 
Your daily commute is something you've probably spent considerable time thinking about, especially if you're considering moving farther from work. But even if you're moving equidistance from your existing home, the commute could be very different. And it's not something you want to discover AFTER you've moved. Doing a few test runs before you make an offer can help. 

The schools aren't great
 
If you don't yet have kids, or they're babies, or already grown, or you don't plan on kids, the quality of the schools may not seem like a big deal in relation to other items on your must-have list. But, you never know how long you might live there. A "starter" home that's supposed to be a springboard to a large home in a few years may not end up springing you so quickly. And studies show that good schools can help home values, so even if you're not packing lunches and preparing backpacks, being near people who are might be a good move. 

Positioning of the house
 
Everyone wants a house that's light and bright, but what you might not want is a sun that sets right in your living room. If you're in a warm climate, you can plan on being hotter than you'd like to be in that room during the summer and having higher electric bills. 

Really high ceilings
This is another feature people tend to want in their home... until they actually have them and realize:
  • It's cold in the winter since all the warm air gets sucked up.
  • It's hot in the summer since conditioned air has a hard time doing its thing in such a vast space.
  • You'll never be able to paint the room without renting scaffolding
  • Ditto for changing light bulbs
