WELCOME TO 15 ASTER LANE
My family and I have been living in Stafford for seven years now.  There are several things we enjoy about living in the Stafford/Fredericksburg area.  One of the highlights for us is the mix of both rural and urban settings.  There is lot of shopping, but also a lot of wide open spaces.  You can find almost any store you would need within an easy drive.  But if you want to get away and enjoy creation, that is only minutes away as well.  Our family enjoys hiking in the outdoors, and Stafford offers many opportunities for this. Government Island is only minutes from our home, and the Stafford Civil War park is nearby as well.  In addition, downtown Fredericksburg with its history and amenities is a close and easy drive from our home.  Stafford county is a great place for families.  There are numerous recreational and sports parks, great schools, and safe communities.  Stafford county just built the Jeff Rouse Swim & Sport Center only ten minutes from our house.  It is an amazing facility with multiple outdoor fields, three pools (one Olympic size), and all sorts of other amenities.  
One of the most difficult aspects of moving for us is leaving our neighborhood.  This is by far the best neighborhood that our family has lived in.  There is a real sense of community here.  We are not just casual acquaintances with our neighbors, but friends. The neighbors truly know one another and care for one another.  The children in the neighborhood play with one another.  We look out for one another.  If I forget to close my garage door at night, someone always texts me to let me know it’s open.  If I need a last-minute food item for a recipe I am making, someone is always there to help.  We have summer block parties and community yard sales.  There is also a neighborhood playground where my children always meet new friends.
As is the case for any home, our home has a story.  When we were looking for a home in Stafford seven years ago, we spent a lot of time looking.  We were having a difficult time finding the right home.  At the time we had one small child, but knew that our family was going to be expanding.  We wanted a nice yard, several bedrooms, and a nice neighborhood.  After looking for awhile, our relator found this neighborhood.  At the time it was being developed by the local home builder Augustine Homes.  It was in the exact location we were looking for.  It is five minutes from 95, minutes from shopping, less than two miles from Stafford Hospital, right down the street from the Germana Stafford campus, and close to the VRE and Quantico Marine Corps Base.  And the home was on a cul-de-sac!
We were hopeful before even looking at the home.  But it was the home itself that sold us.  The Rapidan model by Augustine homes is an excellent floor plan.  We immediately fell in love with the openness of the floor plan and all the windows.  The sunroom on the main floor is an excellent addition.  When you walk into the main part of the first floor of the home all you see are the beautiful trees in the back because of all the windows. The kitchen is both aesthetically pleasing and practical.    I love the view from the bump-out window above the sink.  My plants thrive there!  Our family uses the kitchen island all the time and there is so much cabinet and counter space!  We love that the stairs are in the family room and not directly in front of you when you open the front door.  The foyer has space for a shoe and coat rack perfect for storing essentials.  We built a trex deck off the sunroom and enjoy eating our meals out there during the summer.
But this is only the beginning of what we love about our home.  The upstairs is very practical.  There is hardwood floor in the hallway and the laundry is upstairs.  One of my favorite features of the upstairs is the master bath.  One of the selling features for me was that there was not only a large bathtub, but a large shower.  I love the master shower with the bench and frameless shower door.  It’s beautiful! The closets are all large and the bedrooms are spacious as well.  The hallway bath has two sinks and a separate shower area that is perfect for children. 
We really wanted a walk out basement, but we got more than that.  The basement is very large and has multiple uses.  There is a large recreation room, a media room, a full bath, a large bedroom with full window, and a large storage room.  There is a concrete paver patio right off the basement door.  We love to sit out there and watch the children play and enjoy the great yard.  
Our yard was also a huge selling point.  Our lot backs to open space owned by the army corps of engineers.  The land behind us will never be built on.  In addition, our lot is flat with great useable space.  We have a playground, a large garden bed, and a lot of space for the children to play.  Our garden bed is excellent for growing fresh vegetables and is attached to our underground irrigation system.  So you don’t even have to water it by hand.  We have taken great care of our yard and the grass is lush and green during the spring and summer.  
Moving is going to be very hard for us.  As our family is right now, this home is perfect for us.  However, my parents are going to be moving in with us and we also do foster care.  As a result, we need a home that can accommodate a private in-law suite with a kitchen in the basement and at least five children.

We really love the Fredericksburg location of being halfway between the Virginia State Capital and the Nation’s Capital.  We have been able to take advantage of theatre and shopping in both locales.  During the Christmas season, a visit to the National Mall is a treat.  Conversely, the Lewis Ginter Botanical Gardens in Richmond is very nice with their Christmas light display.
In the Fredericksburg area, we have visited the National Civil War battlefields and found them very interesting.  Being located just of US17 has allowed us to quickly travel to the Shenandoah Valley and enjoy hiking along the many trails located in the National Park.  Also, the number of Virginia wineries is growing in our area and have also been wonderful to visit. 
Just off US17 are some great restaurants, locally owned and operated.  Vinnys Italian CafĂ© is our favorite pizza pie and eggplant parmesan retreat.  Aladdin’s has great Mediterranean food with an awesome chicken gyro!  We also have a great Chinese restaurant called Hunan House and a new Japanese Bistro called Quickway.  Of course the normal fast food eateries are just a short drive away as well.
The Del Webb, our neighborhood, lifestyle is absolutely great!  The clubhouse and fitness center is superb.  There are so many activities occurring every day and each week, once cannot possibly do all of them!  The social events, especially during the Holiday Season, are really nice and getting to know your neighbors and visiting with them during these events has provided real community connections.  Everyone is so friendly and watches out for each other, it is like living among family.  The drive along Celebrate VA Parkway into the community is a relaxing and peaceful commute.  Living here is like living in an oasis from the rest of the world!
The peacefulness of the area was the key for us.  The villa home is quiet and having the dual master bedrooms was an added feature with having my aging Mother with us.  The upstairs loft allowed her to have her own retreat, while we were able to enjoy the main floor with room for guests.  The location allowed me to remain active with my government service and local church.  Lastly, at the time we looked at our home, the sun was rising and the rear east-facing deck and morning sun warming the kitchen area was an invitation to stop, relax, and enjoy the provided Providence.

Our home is loaded with so many features!  We love the built-in humidifier with the heating system during the winter.  The remote controlled fireplace is also a nice feature.  As a practical matter, the peace of mind of having a whole house fire suppression system has allowed us to sleep well at night.  Having dual master suites is a nice feature for any adult working couple with an aging parent, which was the draw for us to move to a Del Webb community with our children being out on their own.  The added pleasure of a maintenance free yard was so nice during the spring and summer months.  Our Burlington model end unit also has a private office area or can feature as a den.

Fairfax has a lot of things going for it including many friendly people, shopping, restaurants, bars, theaters and the metro and airport are all extremely close by. On top of that, it's just a short drive to DC for a visit to the city or a quick trip to many vineyards, orchard, farms, parks, or the wilderness to get away and breath some fresh air. I personally enjoy going out to eat at the many different restaurants, biking to Reston and on the W&OD trail and taking trips to local breweries and wineries.  My favorite restaurants nearby include: Similans Thai, Ozzies Italian, Coastal Flats, Dogfish Head Ale House, 100 Degrees Chinese Food, Moby Dick's, Uncle Julio's, Whole Foods (their mini-restaurants are great), and you can't leave out Chick-Fil-a! 


The neighborhood my home is in is well established. The neighbors are extremely friendly and helpful, and there are a lot of amenities in the neighborhood. If you're a golfer, you get special rates to play the course. The neighborhood gym can replace your gym membership and the pool facilities. tennis/basketball courts and playgrounds are great too! On top of that, if you're a metro rider, you'll never have to drive again since there are stops in the neighborhood that bring you directly to the metro station and other places nearby. 


The location of the home and value is what really sold me on purchasing the home. First, it's close to everything for me. It's a quick drive to Reston where I work and not much further to Falls Church where my wife works. Second, grocery stores, Target, Reston Town Center, Fair Oaks Mall, and tons of restaurants were extremely close by. Third, public transportation was easy to use and get to in case i needed to take the metro. Both Vienna and now Wiehle metro are close. Finally, looking in the area and closer to the beltway, I found this neighborhood to be a great value when you consider its proximity to the city, Fairfax County address, its price per square foot, and its relatively low fees considering the amenities you get.   


On home is on the top floor and it is great! You get the extra high ceilings and the natural light from the skylights. You also get the extra loft level and huge walk-in closet that only the top floor units have. Finally, being on the top floor means you have no neighbors above you, which means no loud footsteps. The condo was also built with very thick walls, so even though there are units on either side of you, it never felt or sounded like it.
