WELCOME TO 15 ASTER LANE
My family and I have been living in Stafford for seven years now.  There are several things we enjoy about living in the Stafford/Fredericksburg area.  One of the highlights for us is the mix of both rural and urban settings.  There is lot of shopping, but also a lot of wide open spaces.  You can find almost any store you would need within an easy drive.  But if you want to get away and enjoy creation, that is only minutes away as well.  Our family enjoys hiking in the outdoors, and Stafford offers many opportunities for this. Government Island is only minutes from our home, and the Stafford Civil War park is nearby as well.  In addition, downtown Fredericksburg with its history and amenities is a close and easy drive from our home.  Stafford county is a great place for families.  There are numerous recreational and sports parks, great schools, and safe communities.  Stafford county just built the Jeff Rouse Swim & Sport Center only ten minutes from our house.  It is an amazing facility with multiple outdoor fields, three pools (one Olympic size), and all sorts of other amenities.  
One of the most difficult aspects of moving for us is leaving our neighborhood.  This is by far the best neighborhood that our family has lived in.  There is a real sense of community here.  We are not just casual acquaintances with our neighbors, but friends. The neighbors truly know one another and care for one another.  The children in the neighborhood play with one another.  We look out for one another.  If I forget to close my garage door at night, someone always texts me to let me know it’s open.  If I need a last-minute food item for a recipe I am making, someone is always there to help.  We have summer block parties and community yard sales.  There is also a neighborhood playground where my children always meet new friends.
As is the case for any home, our home has a story.  When we were looking for a home in Stafford seven years ago, we spent a lot of time looking.  We were having a difficult time finding the right home.  At the time we had one small child, but knew that our family was going to be expanding.  We wanted a nice yard, several bedrooms, and a nice neighborhood.  After looking for awhile, our relator found this neighborhood.  At the time it was being developed by the local home builder Augustine Homes.  It was in the exact location we were looking for.  It is five minutes from 95, minutes from shopping, less than two miles from Stafford Hospital, right down the street from the Germana Stafford campus, and close to the VRE and Quantico Marine Corps Base.  And the home was on a cul-de-sac!
We were hopeful before even looking at the home.  But it was the home itself that sold us.  The Rapidan model by Augustine homes is an excellent floor plan.  We immediately fell in love with the openness of the floor plan and all the windows.  The sunroom on the main floor is an excellent addition.  When you walk into the main part of the first floor of the home all you see are the beautiful trees in the back because of all the windows. The kitchen is both aesthetically pleasing and practical.    I love the view from the bump-out window above the sink.  My plants thrive there!  Our family uses the kitchen island all the time and there is so much cabinet and counter space!  We love that the stairs are in the family room and not directly in front of you when you open the front door.  The foyer has space for a shoe and coat rack perfect for storing essentials.  We built a trex deck off the sunroom and enjoy eating our meals out there during the summer.
But this is only the beginning of what we love about our home.  The upstairs is very practical.  There is hardwood floor in the hallway and the laundry is upstairs.  One of my favorite features of the upstairs is the master bath.  One of the selling features for me was that there was not only a large bathtub, but a large shower.  I love the master shower with the bench and frameless shower door.  It’s beautiful! The closets are all large and the bedrooms are spacious as well.  The hallway bath has two sinks and a separate shower area that is perfect for children. 
We really wanted a walk out basement, but we got more than that.  The basement is very large and has multiple uses.  There is a large recreation room, a media room, a full bath, a large bedroom with full window, and a large storage room.  There is a concrete paver patio right off the basement door.  We love to sit out there and watch the children play and enjoy the great yard.  
Our yard was also a huge selling point.  Our lot backs to open space owned by the army corps of engineers.  The land behind us will never be built on.  In addition, our lot is flat with great useable space.  We have a playground, a large garden bed, and a lot of space for the children to play.  Our garden bed is excellent for growing fresh vegetables and is attached to our underground irrigation system.  So you don’t even have to water it by hand.  We have taken great care of our yard and the grass is lush and green during the spring and summer.  
Moving is going to be very hard for us.  As our family is right now, this home is perfect for us.  However, my parents are going to be moving in with us and we also do foster care.  As a result, we need a home that can accommodate a private in-law suite with a kitchen in the basement and at least five children.
