We love the small town feel even though its growing.  People are always so friendly and helpful and the longer you live here, the more familiar the faces become.  Before you know it, you know people everywhere you go and they know you. It gives a real sense of community.  We enjoy hiking around in Alum Springs Park, listening to music in Hurkamp Park, hitting the bike or walking paths and walking downtown to check out all the local shops and restaurants. Some of our favorite restaurants include Soup & Taco, Bavarian Chef, Sedona House, Foode and Mason Dixon Café.

The neighborhood is almost tucked away and feels like its away from all the hustle and bustle, but you’re really only 10-15 minutes away from whatever you need or want to do.  My favorite things are the friends and neighbors - they make all the difference. I was blessed with wonderful neighbors who turned into lifelong friends.  They’re always so helpful and everyone watches out for each other.  Everyone in the neighborhood is proud of their home and the community is well maintained.  I always loved just taking walks around the neighborhood especially since it has sidewalks.

I think buyers will love the size of the rooms and the closets.  The house doesn’t look particularly large from the outside but once you get inside its amazing how the rooms just keep going.  Plenty of room to spread out, plenty of storage and closet space - you can practically live in the master closets they’re so big!  And the kitchen is huge; lots of cabinets and countertops which is great for entertaining.  I also love the wooded area behind the home.  It is protected land so nothing can be built back there.  It provides plenty of privacy and you get to listen to the birds in the summer.  In the winter, its scenic when the snow falls on the pines, just beautiful!

Many improvements have been done to the home.  Fresh paint throughout the house, kitchen French doors and a dry bar mini fridge were added this year.  A new water heater was also added in June 2018. Other improvements include: French doors, mega capacity refrigerator, double oven, 5 burner gas stove, and Trane heat pump system.

Fredericksburg is great because you have the old town flair downtown, the suburbs all around and are 1 hour from DC or Richmond for fine dining or events.  It also has the river which we loved going to visit. One of our favorite places to go include Goolricks Drug downtown. It may seem strange but a friend and I went there every Friday for years for coffee and to talk and color.   We also love going to Harry’s which is in Harrison Crossings. It is a full restaurant and beer tap house.
Our neighborhood is great because it is a bit of the country but moments away from everything you need.   We chose our home because we loved the distance off the road and the trees in the back. The vaulted ceilings in the kitchen were a selling feature.  We also liked the warmth of the hardwood and wood trim. When we were hunting for a home we chose this one impart because of the first floor; everything is on the first floor with the bonus of a second master upstairs. With one of us in a wheelchair, it was very workable for us.
 In the last 5 years we have replaced or refinished all the downstairs floors, remodeled the kitchen, and the hall bath. We also put on a new roof, added an extension to the front porch, had the whole inside painted and had the outside painted, too.   We loved the house and did not intend to move.  Our loss is your gain.

  1.  There are motivated buyers in the market that must buy for tax reasons.

      2.  During the holiday season there are typically less homes on the market. Less supply means less competition. Less competition means more money in your pocket. 

      3. Many people have time off during the holidays, which increases their availability to see homes. Buyers that buy during the holiday season tend to be serious buyers. 

      4. Buying is an emotional purchase and emotions tend to run high during the holiday season. Strategically, having the opportunity to work off a buyer’s emotion is in your favor…they tend to offer a higher price when emotions are involved. 

      5. The holiday season reminds many people of family.  The home is the foundation of the family unit. More people become motivated to buy during the holidays more than other times of the year.

      6. The interest rates are incredibly low, which allows a buyer to afford more in the market.  When rates are low, buyers tend to present higher purchase offers.
