We love that Germantown is not too far from DC but we're also close to the Frederick area. It's a good in between spot between city and rural. Target, Starbucks, Home Depot, the movie theaters, Wegmans, and really anything you need is within a 5 minute drive.  We love walking down by the lake that is a part of our neighborhood.  We take our dog swimming in the creek all the time. There's also a boardwalk down by the lake we like to walk on too. Another place we go to a lot is the Rio Shopping Center in Gaithersburg which is only 10 minutes away. It's a beautiful family spot with a lake, tons of restaurants, walking path, carousel, boat rides, movie theater, and more. We also like to play soccer at the Maryland Soccerplex that's 5 minutes away.
As mentioned, there are so many restaurants close by.  Royal Bakery is our go to local breakfast spot, Woodside Deli is a good go to local lunch spot, and we love Senor Tequlia's for awesome Mexican. We use GrubHub a lot too and there are tons of options for delivery. We also have the usual options of Panera, Chick Fila, Longhorn, Red Robin, and tons more.
We love our neighborhood for many reasons.   Thee location is super unique. You can easily get to the lake in 2 minutes by walking down a path in the woods where we see all kinds of wildlife.  Our house backs up to the woods of Black Hills Park. We’re also are across the street from our community pool which is also super easy to walk to. We're within walking distance to a couple of parks and soccer fields as well. Our neighborhood is friendly and safe with no crime.  Our home is .05 miles to the school bus stop/public transportation bus stop, 0.12 miles to Waters Landing Community Pool, tennis courts and playgrounds, and only 0.16 miles to the start of the Black Hills Regional Park “hiker/biker” trail.  Little Seneca Creek Lane is only 0.4 miles away which is where you can launch canoes, kayaks, fish, and bird watch.  The Black Hills bridge and back entrance to the regional park is only 0.5 miles.  There are creeks here where dogs can swim and Crystal Rock and Hard Rock hiking trails are also located here.  Waters Landing Local Park is also a half a mile away which has playgrounds, soccer fields, baseball fields, basketball courts, and tennis courts.  Lastly, only a mile away are the pavilions at Black Hills park where you can have barbeques and parties.  

The location of this home and at the time, potential, is why we bought our home.  We love being so close to all of the above.  There is so much around but we are still tucked back enough from everything.  We knew this would be a good home to grow our family.  Since living at our home we have made many upgrades.  One major upgrade is the kitchen and now it is beautiful!  We’ve updated the cabinets, replaced all the hardware and light fixtures, bought all new appliances and installed new marble countertops.  We also replaced light fixtures in the upstairs bedrooms and renovated the main floor bathroom with new lights and vanity. A brand new heat pump system was installed along with a radon system installed in 2014.  We also completely changed the landscape of our backyard.  We removed many old plants and garden boxes to plant new grass.
