Fredericksburg is great because you have the old town flair downtown, the suburbs all around and are 1 hour from DC or Richmond for fine dining or events.  It also has the river which we loved going to visit. One of our favorite places to go include Goolricks Drug downtown. It may seem strange but a friend and I went there every Friday for years for coffee and to talk and color.   We also love going to Harry’s which is in Harrison Crossings. It is a full restaurant and beer tap house.
Our neighborhood is great because it is a bit of the country but moments away from everything you need.   We chose our home because we loved the distance off the road and the trees in the back. The vaulted ceilings in the kitchen were a selling feature.  We also liked the warmth of the hardwood and wood trim. When we were hunting for a home we chose this one impart because of the first floor; everything is on the first floor with the bonus of a second master upstairs. With one of us in a wheelchair, it was very workable for us.
 In the last 5 years we have replaced or refinished all the downstairs floors, remodeled the kitchen, and the hall bath. We also put on a new roof, added an extension to the front porch, had the whole inside painted and had the outside painted, too.   We loved the house and did not intend to move.  Our loss is your gain.

There is so much to do in the area including: going to parks (there are SO many parks in the area), museums and historical homes, malls, movies, and it is close proximity to D.C. and the mountains. These days there are local waterparks (part of the NOVA parks), all kinds of indoor activity places for kids, and fun playgrounds like Clemyjontri Park.  It is also nice walking around Old Town Alexandria, Fairfax City, National Harbor, and D.C. It is a great place to live to experience all kinds of theater, concerts, and art. 

The neighborhood is also great. There is never a shortage of kids to play with and grow up with.  It is a great neighborhood to walk in; quiet and away from any busy traffic.
Being able to walk to school, elementary through high school was nice while growing up. I did ride the bus for middle school and high school but I had the convenience of walking home if I stayed for after school activities. It is easy access to 95, 395, and 495, Metro, and VRE for commuting.  The neighborhood events for the neighbors to socialize and meet new neighbors is also great.

I love the home for many reasons.  Sitting on the porch reading on nice weather days is very relaxing.  The home backs up to a forest which makes it easy to watch the seasons change. It is close to the path in the forest which leads to Hidden Pond Nature Center and Park. I spent many summers meeting friends there and spending time in the woods and the nature center. The fact I could walk there made it so convenient. It is also nice having a fenced-in back yard for pets or kids.  The home is spacious but also cozy.

I love how new, fresh, and clean the house feels. The house feels like someone could move in and not have to change a thing right away. The house is perfect just the way it is but it has potential for adjustments to personal tastes at the same time. In the last few months many improvements have been made. A remodeled kitchen including new cabinets, countertops and appliances was completed.  A remodeled bathroom has also been done including new cabinets, floors, tiles, sinks, toilets, fixtures and shower. The entire interior of the home has been painted in addition to all new carpets upstairs and in the basement. On the main floor, there are all new hardwood floors. All new light fixtures have been added throughout the house. The home has been power washed and a new screen for the porch has been added.  In 2012, a new HVAC was added.

5 Curb Appeal Tips Captivate Buyers

Sellers think once their home or condominium is listed online — perhaps with its own website — there's little left to do but wait for offers to pour in. Not true.

Curb appeal is king. The work of drawing prospective buyers out of their cars and through the front door has just begun. Most buyers want to get inside a property before they'll make an offer, but if they don't like the home's exterior, they won't easily be enticed inside.

Properties that look great online — descriptions, dimensions, and video — still have to deliver curbside to be sold.

With condominiums, it's the building and grounds that draw buyers inside. The condominium board and management are tasked with keeping the street face, interior common space, and grounds looking great to retain building value. If litter, mess, or shabbiness is an issue, unit owners know who to talk to.

Homeowners must become their own "Curb Appeal Police," ready to be hyper-critical of every detail so the house shines in all respects — from the buyer's perspective!

#1. Target Buyers

Sellers want to attract those who will pay the most, but sellers do not automatically have a clear picture of this "who" they must win over. Ask your real estate profession to provide a profile of the buyers they are targeting in marketing and advertising campaigns. These details should help with curbside decisions of what to accent and what to minimize, and how to accomplish both efforts on budget and on time.

#2. Not to Your Standard

This can be a challenge for sellers who used their home as a canvas for their creative expression. Particularly in grimy urban areas, sparkling clean building facades and windows are impressive. Manicured gardens and well-maintained driveways are also stand-outs. Keep touching up and polishing until a firm offer is signed and sealed. Until then, too clean and fresh is impossible.

The curbside first impression should continue to impress and welcome up to and through the front door to open on an immaculate, well-presented foyer.

The welcoming first view into the home should speak to the home's quality and to the loving-care the home has received.

We love Fredericksburg. The downtown area still has a small quaint city feel from another era.
It’s great to walk around and you feel safe along with all the history that goes along with
downtown Fredericksburg. We enjoy going downtown and going to the different festivals. Our
kids also enjoy the summer camps in the area along with the local swim and gymnastics clubs. I
love the way the town decorates for the holidays and you can walk around. Our favorite
restaurant is Sedona Steakhouse.

The neighborhood is established with long-time residents. It is friendly. The trees in the
neighborhood are well established and the neighbors are considerate.

The home had so much potential when we bought it and the neighborhood reminded me of the
neighborhood I grew up in as a child. The home has these huge established trees. It has a big
yard and character like the built-in bookshelves. We love that the home didn’t look like anyone
else’s house. And now with all the remodeling it looks like I thought it would.

Since living here, a 3 rd floor was established to be used as a master bedroom, playroom or as a
home office. It includes a master bathroom and walk in closet. Other improvements include: new
siding, air conditioner, roof, fence, all windows replaced, all new window treatments bottom
floor shutters and top floor wood blinds, new wood floors in hall way, dining room and bedroom,
new roof on shed, new deck, redesigned front door, new appliances, granite counter tops in
kitchen, new fans and light fixtures, new carpet throughout and two set of French doors in the
family room.

The big backyard, the quiet neighborhood with children, the screened in porch with a gazebo
used for a separate grilling area, the fenced in separate area for gardening and plenty of room in
the house for children to play with are just some of the things we think buyers would love about
the home.

We love the location of this home because of the fact that it's between Warrenton and Gainesville.  Shopping is made easier because of that.  Also, Vint Hill has smaller shops that pop up - we even have our own post office, barber shop, coffee shop, brewery, and a dog park.  We love to go on bike rides, fish, and the kids love to play outside.  When it's Halloween, there's a home on a nearby street that really does their garage up with "scary" and fun things for the kids.  It's really fun and the people all watch out for each other.  We like going to Gainesville to eat and our favorites include Eggspectation and La Parradilla.  In Warrenton, we like going to Outback Steakhouse and IHOP.
Our neighborhood is great as well. The neighbors are all really nice and don't bother you.  Social events occur occasionally where you can get to know them better.  Also, there's 2 pools - a fun pool and a lap pool. The walking paths are great too!
The location of our home is definitely one thing that is great about it. Especially for those who have young ones; living on a cul-de-sac meant "a safe place for the kids to play" for us. Also, being close to fishing lakes was a definite perk for us.  The floor plan is also a highlight of the home.  We looked at many homes before deciding on this one.  It has all the features we were looking for: 2nd level laundry, office on the main floor, expanded kitchen, and a 2 car garage. During our first summer living here, we installed a large deck.  The basement is nearly finished as an apartment with a full kitchen, bedroom, full bath and living area.
