We love the location of this home because of the fact that it's between Warrenton and Gainesville.  Shopping is made easier because of that.  Also, Vint Hill has smaller shops that pop up - we even have our own post office, barber shop, coffee shop, brewery, and a dog park.  We love to go on bike rides, fish, and the kids love to play outside.  When it's Halloween, there's a home on a nearby street that really does their garage up with "scary" and fun things for the kids.  It's really fun and the people all watch out for each other.  We like going to Gainesville to eat and our favorites include Eggspectation and La Parradilla.  In Warrenton, we like going to Outback Steakhouse and IHOP.
Our neighborhood is great as well. The neighbors are all really nice and don't bother you.  Social events occur occasionally where you can get to know them better.  Also, there's 2 pools - a fun pool and a lap pool. The walking paths are great too!
The location of our home is definitely one thing that is great about it. Especially for those who have young ones; living on a cul-de-sac meant "a safe place for the kids to play" for us. Also, being close to fishing lakes was a definite perk for us.  The floor plan is also a highlight of the home.  We looked at many homes before deciding on this one.  It has all the features we were looking for: 2nd level laundry, office on the main floor, expanded kitchen, and a 2 car garage. During our first summer living here, we installed a large deck.  The basement is nearly finished as an apartment with a full kitchen, bedroom, full bath and living area.

We love the small town feel even though its growing.  People are always so friendly and helpful and the longer you live here, the more familiar the faces become.  Before you know it, you know people everywhere you go and they know you. It gives a real sense of community.  We enjoy hiking around in Alum Springs Park, listening to music in Hurkamp Park, hitting the bike or walking paths and walking downtown to check out all the local shops and restaurants. Some of our favorite restaurants include Soup & Taco, Bavarian Chef, Sedona House, Foode and Mason Dixon CafĂ©.

The neighborhood is almost tucked away and feels like its away from all the hustle and bustle, but you’re really only 10-15 minutes away from whatever you need or want to do.  My favorite things are the friends and neighbors - they make all the difference. I was blessed with wonderful neighbors who turned into lifelong friends.  They’re always so helpful and everyone watches out for each other.  Everyone in the neighborhood is proud of their home and the community is well maintained.  I always loved just taking walks around the neighborhood especially since it has sidewalks.

I think buyers will love the size of the rooms and the closets.  The house doesn’t look particularly large from the outside but once you get inside its amazing how the rooms just keep going.  Plenty of room to spread out, plenty of storage and closet space - you can practically live in the master closets they’re so big!  And the kitchen is huge; lots of cabinets and countertops which is great for entertaining.  I also love the wooded area behind the home.  It is protected land so nothing can be built back there.  It provides plenty of privacy and you get to listen to the birds in the summer.  In the winter, its scenic when the snow falls on the pines, just beautiful!

Many improvements have been done to the home.  Fresh paint throughout the house, kitchen French doors and a dry bar mini fridge were added this year.  A new water heater was also added in June 2018. Other improvements include: French doors, mega capacity refrigerator, double oven, 5 burner gas stove, and Trane heat pump system.

Detach To Sell Your Home

Selling their home can feel like they're cutting off their right arm for some sellers. They feel a sense of loss and go on an emotional ride that takes them plummeting into the uncertainty of a move and another new home. Even if there's excitement building about the new place, leaving behind their home and its memories can cause some turmoil.

While having deep emotions about the home you lived in for a short or long time is normal, it can cause a lot of trouble if you unleash your emotions during the process of the marketing and sale of your home.

Telling sellers to detach to sell their home is like telling the kid whose cat has a litter to stay emotionally reserved from the kittens. Sellers are ready to take the leap into the new home, but you lived there, cared for it, and now you're being told to detach from it. Families who have raised their children and watched many firsts happen in their home stay a little more connected. These are the sellers that often put a greater value on their home simply because they have a strong emotional attachment.

Selling a home is a business transaction. For buyers, it's likely the largest financial commitment they will ever make. Understanding how to not get caught up in the emotional turmoil will help you keep your home as a real estate transaction, not an emotional roller coaster ride.

First, make sure you price your home based on comps of other homes sold in the area. Sounds sensible, but a lot of times emotions come into play causing sellers to overprice their home. Instead, turn to a reliable and expert real estate agent for advice and guidance. Pricing your home to sell is critical. Homes for sale usually get the most traffic in the first two weeks of being listed. If you price it too high, you'll turn off potential buyers.

Aside from the emotional attachment they may have, the fact that they paid top dollar for it might make them want to price it too high. However, in today's market, a home that was purchased at the peak might not fully recoup that price.

Give buyers space. There's a term for parents who tend to over-parent. It's called helicopter parenting -- appropriately named because these parents hover over their children and essentially smother them. This could apply to sellers who tend to linger while buyers are viewing their home. This can make buyers uneasy and they might feel like they must cut short their visit to the home. They don't feel comfortable talking openly about the things they like or don't like about the home in the presence of the owners. The lesson here is don't hover.

Consider all offers. There can be a tendency to turn away the initial offers because sellers think they might not be asking enough since the offers came in so quickly. Yes, it's a catch-22. Sellers want to sell but when the early offers come they're a bit uncertain. Be diligent and review all offers with your agent. You never know which one will be satisfactory until you see all of them.


Emotionally detach; remember, when you're selling your home it's just a product to a potential buyer. They will see the things you loved about your home, but they also will see the things they don't love about it and they'll share those things with their agent. They might criticize the very things you love. Here's where you detach and let the criticism wash over you. If you need to repair something, do it. If it's just a matter of opinion, don't become emotionally caught up in it. This isn't personal, it's business. Sometimes that's hard to remember because with real estate, the home we buy is going to be our personal sanctuary but at the time of the sale –it's business. Keep the emotions out of it and detach to sell your home.

The Inside Workings of Credit Scores

Consumers are encouraged to check their credit reports once per year. The primary reason for doing so is to make sure there aren't any mistakes. Unfortunately, credit reports are prone to contain mistakes. It's not really the fault of the three main credit repositories, Equifax, Experian and TransUnion because all three are just a database. Whatever is reported to them is what you see. Further, someone with a similar name can show up on someone else's report. If you're not the only Bob Smith in town, this is certainly possible.

Someone else's poor credit might very well be showing up on your report which can directly damage your credit scores. When you find an error work with your loan officer to get it fixed. Your loan officer has working relationships with credit agencies and can help get mistakes fixed and provide a method to get your scores back to where they should be.

But have you ever wondered how these scores are calculated in the first place? They follow an algorithm first developed by The FICO Company years ago. For a while, credit scores weren't the primary force behind a credit decision but over time the impact of a credit score became more and more important. Most every loan program available today has a minimum credit score and if a score falls below the minimum, there's some additional work that needs to be done to get those scores back on track.

There are five characteristics of your credit history that make up your three-digit score: your payment history, account balances, how long you've had credit, the types of credit used and how often you've applied for new credit over the past couple of years.

Credit scores range from 300 to 850. Let's say a borrower has a credit score of 600 but needs a 620 to qualify for a particular loan program. Credit scores will improve much more quickly by paying attention to the two categories that have the greatest immediate impact on a score- payment history and account balances.

Payment history accounts for 35 percent of the total score and account balances 30 percent. When someone makes a payment more than 30 days past the due date, scores will fall. An occasional "late pay" won't really do much damage to a score but continued payments made more than 30, 60 or 90 days past the due date definitely will. By stopping the late payments scores will begin to recover.

Account balances compares outstanding loan balances with credit lines. If a credit card has a $10,000 credit line and there is a $3,300 balance, scores will actually improve. The ideal balance-to-limit is about one-third of the credit line. As the balance grows and approaches the limit, scores will begin to fall and fall even more should the account balance exceed the limit. This category contributes 30 percent to the total score.

The remaining three have relatively little impact. How long someone has used credit accounts for 15 percent of the score but there's really nothing anyone can do to improve this area other than to wait. Types of credit and credit inquiries both make up 10 percent of the score. By concentrating on payment history and account balances, scores will improve significantly over the next few months.
