Germantown is a great city that is convenient to anything you need.  There are plenty of retail, grocery stores, restaurants, and entertainment options so close.  Having a Home Depot and Target 5 minutes away can be beneficial to a new home owner. There’s also a Kohls, Bed Bath & Beyond, DSW, CVS, and Petsmart.  There are many options for grocery shopping as well. There is a Safeway, Giant, Wegmans, or those that offer specific cultural items within a 5-minute drive.  The number of restaurants close by is also endless. For fast casual there is: Chipotle, Quickfire, MobyDick, pizza and Starbucks. For fast food there is: Chik-Fil-A, Panera, Taco Bell, Roy Rogers, McDonalds, Wendys, and Subway.  For sit down restaurants there is: Agrodolce, Carrabba’s, Thai, Sushi, Applebee’s, and Woodside Deli (great for breakfast!).  If needed there are many healthcare and emergency options close by. Holy Cross Hospital is only 5 minutes away and the Shady Grove Hospital Emergency is 3 minutes away.  For entertainment the movie theater is a 3-minute drive or 30 minute walk.  Bowling is only 10 minutes away, paddleboats at Rio are 10 minutes away and Top Golf will be only a 30-minute walk away (coming in 2020).  There are also concerts at BlackRock Center that is 5 minutes away.  Within a 10-minute drive is the popular Kentlands, Downtown Crown, Rio, and the Shady Grove Metro. 

Our neighborhood is wonderful.  There are two pools, one within a 5-minute walk, and there is an inclusive summer swim team for children.  The back yard provides access to the Black Hills walking/biking trails and park.  The trails and park are beautiful and there is a lake as well. We also enjoy seeing the family of deer that live in the back yard and come back each year.  There is an informative and helpful neighborhood network, for any type of question, ranging from contractor recommendations to furniture giveaways to available babysitters.  The neighborhood also has a block party every summer which is fun.  When there is a big snow storm, everyone comes out to support each other in snow removal then someone breaks out the “thank you” beers or spiked hot chocolate. The efficiency in waste removal, with trash pick-up twice a week and recyclables once a week is also great. 


Buyers will love the home just as much as we do. They will love the grandeur of the formal foyer as you great your guests. The curve of the stairwell provides a perfect spot for an 11-foot Christmas tree. The flow of the home invites social gatherings, whether gathered around the island or around the fireplace in the family room. It is a great place to host holidays. Since living here, we have made many improvements.  They include new tile foyer, new paint in the foyer, resurfaced and stained flooring in the dining room and office, and new flooring in the family room and kitchen.  We also added new granite countertops in the kitchen, new paint throughout the home, new Brazilian Cherry hardwood flooring in the master bedroom, and new tiled shower in the master bathroom. New carpet in the upstairs hallway and 3 bedrooms was completed, and the basement bathroom was updated.  A new vanity, toilet, tile floor, and heated towel rack were added.  In the basement, new recessed lighting in the basement bar area was added along with new paint.  Outside we professionally had the deck power washed and updated, as well as added new garage doors.

We love the town our home is in as we are close enough to Fredericksburg and Richmond but are still able to enjoy the quiet of the "country".  There are lower taxes and you get more house for your money.
We enjoy going to Shortpump in Richmond and downtown Fredericksburg a lot. It is a very nice place to walk around.  Our favorite local restaurant is Guiseppes.  We also enjoy the fantastic coffee house trailer in front of the neighborhood. 

Our neighborhood is fantastic.  There are many children in the neighborhood which is great for families. The community pool is beautiful, and the clubhouse has a nice work out facility in it.  There are walking trails, a dog park, and it is close to Food Lion and some shops.  It is also within 2 miles of I95.  They have activities at the clubhouse for kids.  We have a library in the neighborhood and the YMCA sits right on the other side of the street.  There are wine walks in spring where you walk around to designated homes and meet and greet with wine and finger foods. People in the neighborhood are willing to help others who need it or just to borrow a tool from someone.

King George remains a relatively small town and maintains its’ tight community atmosphere.  Having one middle school and one high school creates multiple opportunities and comradery that is not found in a larger communityAnnual community events such as the Fall Festival, Home and Garden Show and Farmers Market are held.   Some of our favorite things to do in the area include taking advantage of the nearby rivers.  We boat, fish, or just enjoy the view.  We also enjoy walking and running on the “Dahlgren Tail Trail” or the trails at Caledon.  Our favorite restaurants nearby are Rick’s on the River, Tim’s Rivershore, and Vinny’s. 

We love the neighborhood.  It is a secluded neighborhood with only three houses. Each house has at least four acres and we back up to more acreage for added privacy. The neighbors are friendly, and all have school age children. We always look out for one another and often celebrate special events and holidays together.

Buyers will love the custom-built home.  The home is secluded but still close to everything.  It is only 3 miles to schools, grocery stores, gas stations, and restaurants.  It is also close to NSWC Dahlgren, Nice Bridge, and Fredericksburg.  The home has an open floor plan, an oversized pantry, a very large kitchen island with storage and a main floor master bedroom with the laundry next to it.  The master bathroom also has two shower heads and all the bedrooms are very spacious.

You don't have to go all Chip and Joanna here, but buying a fixer-upper makes sense for so many reasons.

It costs less

“Fixer-uppers list for an average of 8% below market value,” said LearnVest. If you’re on a budget or are being priced out in your market, this is a way to get a literal foot in the door. How much depends greatly on the location. “Fixer-uppers in Phoenix have the smallest cash discount, saving buyers just $1,000 off list price. But you can save a lot of money in expensive markets like San Francisco, where fixer-uppers are discounted an average of 10%—giving homebuyers $54,000 in upfront savings for renovations on the median home.”

You may be able to finance your renovation

One of the major drawbacks of buying a home that needs to be fixed up is having to come up with the cash—especially after you’ve just put so much money into your down payment and closing costs. There are a few different types of loans that package the mortgage with funds for renovations, and they often come as a surprise to buyers who have only focused on FHA and 30-year conventional loans.

“Whether you need a new roof or your kitchen is outdated, there is a mortgage that’s right for your fixer-upper,” said Bankrate. Fannie Mae’s HomeStyle loan and FHA’s 203(k) loan both bundle a mortgage and funds for renovations. They each require a minimum credit score of 620. You’ll need at least 5% down payment for HomeStyle and just 3.5% for the 203(k).

It gives you the opportunity to build value

With an already-updated home, “If a seller has redecorated or improved the whole place, that seller is reaping the benefit,” said Forbes. “If the home's value has been raised, the buyer is paying for it. Also, consider this reality: A seller who re-does a whole house in order to sell is not likely putting in the highest-quality materials. They're cutting costs to maximize profit. But if you buy a fixer-upper, you might be able to secure an undervalued property, improve it and get the benefit of the extra equity. It's a core real estate concept. If you can find the right property, this could mean thousands of dollars almost immediately.”

You can do renovations over time

There may be a few things you can’t live with in a fixer-upper, like the grungy carpet and cruddy plumbing fixtures, but no one (other than design shows) says your place has to be perfect the day you move in. Taking your time to make updates as you’re able gives you the opportunity to save money and recover from all the expenses of buying the home and moving in.

It allows you to put your stamp on it

When you buy a home that was lived in and fixed up by someone else, it reflects their taste and style—or at least the taste and style they think will help the house sell faster. If you buy a house with the intention of fixing it up, you get to update and upgrade it to your standards, and you have the money to do so.

“One of the primary reasons people buy fixer-upper properties is for the opportunity to make the space their own,” said Green Residential. “Instead of purchasing a home in which someone else designed the layout, chose the materials, and dictated where different elements were placed, you can buy a basic structure and then take charge. It’s like building your own home without having to go through the lengthy process of drawing plans and constructing it from the ground up.”
